Carpet area is the area available for use inside the apartment, measured according to the definition stated in the applicable project documents. It is the most useful starting point for understanding how much internal space you are buying.

Room dimensions and the floor plan still matter. A headline area cannot show whether circulation, corners and structural elements allow the home to be furnished efficiently.

Understand what other figures include

Built-up and saleable-area terminology can include additional components, and usage is not always identical across documents. Ask the developer to define each figure in writing and show how it has been calculated for the exact unit.

When comparing projects, place equivalent figures side by side. Avoid comparing the carpet area of one home with a broader area measure from another.

Verify before committing

Match the area stated in marketing material with the approved plan, project disclosures and draft agreement. If any description is unclear, obtain independent legal or technical advice before signing.
